UNacceptable Positive: Unfortunately, our stay in this property was a huge disappointment. The price absolutely does not reflect the standard – realistically, at least 50% of the cost is an overpayment. Below are the key reasons: 1. Insects in the house From the very first day, we noticed ants in the living room. The issue kept recurring throughout our stay. 2. Completely unusable kitchen The kitchen is practically unequipped – there are no basic items needed to prepare even a simple meal. 3. Dirt and lack of hygiene The house was clearly not cleaned. The bedding was not fresh, and we found hair on it. Towels were torn and worn out. 4. Misleading photos The photos in the listing appear to be very old (likely taken many years ago) and do not reflect the current condition. The property is extremely neglected. 5. Spider webs and more insects There were numerous spider webs, spiders, and again ants – clear evidence of poor maintenance. 6. Unsafe flooring at the entrance The floor at the entrance is unstable and creaks noticeably, giving the impression that it may not be safe to use. 7. Garden door in very poor condition The garden door barely holds together and looks like it could fall apart at any moment. 8. Windows in bad condition Most windows are very difficult to open, the handles are stiff, and the frames are cracked. Using them feels unsafe. 9. Unacceptable customer service After booking through Booking, we were required to submit personal data through an external website just to receive access details. This should not happen. Additionally: we received calls about technical visits (e.g. checking the boiler), which should have been completed before renting the property the next day, we were asked to accommodate a video recording visit and be present for it – completely unacceptable and intrusive 10. Lack of basic safety measures There were no smoke detectors in the property. There was a CO detector, but it was unclear if it worked (it was lying loose on the floor). We did not feel safe. Damp Positive: Beds where ok Negative: On the picture it looks ok but reality is paper is coming away from the walls which I think it's damp and plastic windows have been glossed coving up damp

A lovely property. Warm, comfortable and nicely located near to the heart of Manchester City Centre. We stayed as a group during a conference. Would highly recommended this as a base. Fantastic
